It enjoys a tranquil rural location at the foot of the Lammermuir Hills, but is still within easy reach of Edinburgh city centre. It is set on a working arable farm and is surrounding by farmland, making it a lovely and quiet place to relax. There are two generously proportioned bedrooms and two bathrooms (one en-suite to the main bedroom).

It is set on a working farm, approximately half a mile from the pretty conservation village of Gifford in East Lothian, where there are amenities including hotels, pubs, restaurants, a newsagent and a grocery store.
