The Annex Braveheart Guest House is a Victorian Terrace House built in the 18th Century, it has many fine period features High Ceilings, cornices and a Raw Iron staircase.

Our bedrooms are comfortable and spacious. Some of our bedrooms have modern en-suite facilities, We have three en-suite ground floor rooms. Breakfast is served a short walk (200 yards) away at Braveheart Guest House or we could provide you rate for Bed Only (Please specify if you wish this option).

We serve a Freshly Cooked breakfast every morning which is included in the price. Limited Private Parking is available (please book the car park in advance, we only have three car spaces) 

Most of the bedrooms are situated on the Ground and First floor and have en-suite bathrooms, a HD television and tea and coffee making facilities. Linen and towels are provided. A full Scottish breakfast is served each morning in Braveheart Guest House and is included in the room rate.

There are several supermarkets, bars, pubs, cinemas and restaurants just minutes from the guest house. The King’s Theatre and Usher Hall are also nearby and they host a number of concerts, musicals and plays throughout the year. Edinburgh University, Pollock Halls Residence and Napier University  are within walking distance.
